Residency Through Real Estate Investment

The Greek Golden Visa Program offers non-EU investors the opportunity to obtain a renewable residence permit in Greece through qualifying real estate investment. Minimum investment thresholds depend on the location and category of the property.

Investment Thresholds

Attica, the Thessaloniki regional unit, Mykonos, Thira (Santorini), and islands with a population above 3,100.

Key Benefits

    Travel to other Schengen countries is subject to applicable rules, including the 90 days in any 180-day period limit for short stays outside Greece.

A Residence Solution

One qualifying investment may accommodate multiple generations of the same family. Eligible family members may include the investor’s spouse or registered partner, unmarried children under 21, and the parents of both the investor and the spouse or partner. Each eligible family member is not required to make a separate real estate investment.

When a Child Reaches 21

A child reaching 21 may qualify for a separate transitional residence permit under specific conditions.
